Assassin's Creed Mirage was initially listed as having "Real Gambling" on various digital retailers shortly after it was officially revealed. Ubisoft has been quick to comment on this and has assured players that there's no need to be concerned.
Ubisoft stated on Twitter that there is "no real gambling or lootboxes" in Assassin's Creed Mirage. However, Ubisoft also comments that "the game is still pending rating" which means there is no official rating yet for digital retailers to display on the same pages. This could be why different sellers are listing Assassin's Creed Mirage as the maximum rating with the content warnings that would give a game an “Adults Only 18+” rating.
Interestingly, the Ubisoft Forward event where Assassin's Creed Mirage was unveiled to the world was also given an “Adults Only 18+” rating. It does seem to suggest at least one of the games in the showcase is rated that but, the lack of official game ratings would also explain this.
